There's the unit turn — apartments emptied at month-end, refreshed, and ready to lease in days, not weeks — and there's the building envelope and common areas, where projects are larger, residents are home, and the work has to happen without a single complaint to the property manager.

On the unit turn side, we move fast and consistent. Standardized color packages, prep templates, and crew sequencing mean a turn that comes back lease-ready every time. Property managers know what they're going to get, and so do prospective residents on tour.

On the building side, we stage exterior repaints, breezeway refreshes, garage and parking work, and clubhouse remodels around resident schedules. Resident notice, parking coordination, pet-safe staging, and after-hours noise discipline are all part of the plan, not afterthoughts.

A multifamily paint program is judged in two places: how fast a unit gets back on the rent roll, and whether residents complained to the GM during the exterior.
